Why Caribbean roofing is its own discipline
Most roofing guidance is written for a temperate mainland climate and a single family homeowner. It repeats the same three warnings: salt corrodes metal, humidity grows algae, wind lifts panels. All true, and all incomplete for the people who specify roofs on Caribbean projects.
For architects, engineers, and commercial contractors working across the islands, the material decision is made at the design phase and it is nearly irreversible. The alloy, the membrane formulation, and the assembly you draw into the spec decide whether the roof lasts five years or thirty. The conditions below rarely act alone. Salt air, UV, humidity, and wind compound, and the water that runs off the roof is often the same water people drink. A specification that treats each factor in isolation tends to fail on the factor it ignored.
The five conditions that govern material life
- Salt air. Airborne salt settles on the roof, holds moisture, and drives corrosion at seams and fasteners. Steel placed near salt water can rust through, sometimes within about five years. On one Dominican Republic project, a steel roof near the coast went to Swiss cheese.
- Wind. Sustained tropical wind and gusts load the entire assembly. Uplift performance is a property of how the system is fastened and detailed, not of the panel alone.
- UV and heat. Constant high UV degrades coatings, plasticizers, and adhesives faster than in temperate zones, which is where formulation stability matters most.
- Humidity. Persistent moisture feeds algae, mold, and slow degradation of anything that stays damp.
- Cistern water quality. In much of the region, roof runoff fills drinking water cisterns. That single fact rules out materials that shed particles or coatings.
Salt air: the metal decision is made at design phase
Metal is a strong Caribbean choice, but metal is not a specification. The alloy and grade decide service life. Coastal grade aluminum resists salt corrosion in a way that standard steel cannot. It costs roughly 25 percent more than a lesser metal, and in exchange it can deliver a roof on the order of 30 years. Standard steel near the coast can be compromised in about five. That difference is set the moment the metal is chosen, not during maintenance.
The practical rule for specifiers: match the metal grade to proximity to salt water. Rinsing and inspection help, but they do not rescue an under specified alloy sitting in salt spray.
Formulation longevity: the track record you think you have may be gone
A product name is not a guarantee of performance history. Many single ply membranes used across the Caribbean over the last two decades quietly changed their formulations. When the chemistry changes, the decades of field performance behind the old name no longer describe the product you are buying.
This matters more here than almost anywhere, because the Caribbean has often been used as a testing ground for products, and long term regional longevity data is scarce. Proven, consistent chemistry is one of the few things a specifier can actually rely on. A useful counterexample: some membrane products have held the same formulation for decades, with 40 year old Florida roofs still weldable today. When you specify, ask whether the formula behind the track record is the formula in the roll.
Cisterns: the constraint an off island spec misses
Across much of the Caribbean, the roof is part of the drinking water system. Runoff flows into a cistern. That changes the material question entirely. Any surface that sheds granules, loose coatings, or particles can contaminate stored water. This favors natural or inert surfaces and rules out materials designed to weather away their top layer. An architect specifying from off island, working from mainland habits, often overlooks this until it becomes a health problem. If the project has a cistern, verify runoff compatibility before anything else.
Wind: the rating lives in the assembly, not the product
Wind performance is one of the most misunderstood parts of a Caribbean spec. A panel or membrane does not carry a wind rating on its own. The rating belongs to the installed system: substrate, attachment pattern, fasteners, and edge detailing together. Over-specification: buying more roof than the climate needs
Off island architects often specify more than Caribbean conditions actually require. In practice NTC has seen roughly 70 to 80 percent of incoming specifications over built for the climate. Over-specification is not free. It can waste tens of thousands of dollars on a single job without adding real service life. The distributor's role here is honesty in both directions: raise the spec where salt, wind, or UV genuinely demand it, and right size where the climate does not. The goal is a roof matched to its site, not a roof padded for the invoice.

How to use this framework
Work condition by condition, in this order: cistern first if one exists, then salt proximity, then wind assembly, then UV and humidity. Set the metal grade and the membrane formulation at design phase, because those choices are the hardest to reverse. Then right size the rest to the actual site rather than to mainland defaults.
