What actually survives a hurricane season.

In the Caribbean a roof does not resist a hurricane because of what it is made from. It resists because of how the whole system is designed, fastened, and detailed, then supplied and built exactly as tested.

Hurricane resistance is a system, not a product

The single most expensive misconception in Caribbean commercial roofing is that hurricane resistance is a property you buy off a datasheet. It is not. The same panel, the same membrane, the same coating can stay on through a Category 4 or peel off in a tropical storm. What decides the outcome is the assembly: the deck it attaches to, the fastening pattern and spacing, the seam engagement, and the edge and penetration detailing.

Wind does not lift a roof evenly. It concentrates on corners, perimeters, and edges, and it finds the weakest attachment first. A membrane fully adhered over a sound deck behaves nothing like the same membrane mechanically fastened at the wrong spacing. A standing seam panel snapped together by hand behaves nothing like one mechanically seamed to engineered clip spacing. This is why any honest wind number belongs to a tested assembly, installed as tested, not to the material in isolation.

That distinction matters to specifiers. It means the fastener pattern, the deck requirement, the clip spacing, and the edge details are not left to interpretation on site. The crew builds to the tested assembly because the documentation travels with the materials.

Two systems for high exposure

  • Low slope commercial: single ply membrane. For flat and low slope roofs, a high performance single ply membrane, mechanically fastened or fully adhered to an engineered assembly, gives you a continuous watertight surface with a documented uplift path. This is the workhorse for warehouses, plants, and large flat commercial footprints.
  • Sloped and coastal: standing seam aluminum with concealed fasteners. For sloped roofs, and anywhere near salt air, standing seam aluminum with concealed clips removes the exposed fastener penetrations that become leak and uplift points, and mechanically seamed profiles carry the strongest uplift behavior. On any metal near the coast, specify a coastal grade finish.

Salt air is the quiet killer

Sustained wind gets the headlines. Salt air does the slow damage that shortens a roof to a fraction of its intended life. On a project in the Dominican Republic, a roof built in cheap steel near salt water rusted through in roughly five years. Paying about 25 percent more for aluminum on that same roof would have delivered something closer to a 30 year service life. Over the life of a commercial building, the cheaper metal was by far the more expensive decision.

The lesson for coastal specs: choose the substrate for the environment, not the invoice. Aluminum resists salt corrosion where steel surrenders to it, and a coastal grade finish on any metal is not an upgrade near the water, it is a baseline.

What to specify

  • The assembly, not just the material. Name the tested system, the deck requirement, and the fastening pattern together.
  • Substrate matched to exposure. Aluminum and coastal grade finishes near salt air. Do not value engineer the metal down at the coast.
  • Concealed fasteners on sloped metal. Mechanically seamed standing seam over snap together profiles for high exposure.
  • Edge and penetration detailing. Perimeters, corners, curbs, and penetrations are where wind starts. Detail them to the tested assembly.
  • Documentation with delivery. Require that manufacturer assembly guidance and approval data ship with the materials so the crew builds as tested.

A roof does not fail because the material was weak. It fails at the weakest fastener. Specify the system, not the sticker.

Testing benchmarks, and what they do and do not mean

No Caribbean jurisdiction legally requires hurricane rated roofing. That is precisely why specifying to a rigorous benchmark is a mark of quality rather than a box to tick. Many of the systems NTC supplies have passed Miami Dade product approval testing, one of the most demanding assembly test regimes in the region. Treat that as evidence the assembly has been put through serious wind and wind driven rain testing.

Be careful how you read it. A benchmark validates an assembly built a specific way. It is not a promise that any crew, on any deck, at any fastener spacing, will reproduce that result. The number lives with the tested assembly, and the way you protect it is by building to that assembly.

Island logistics: the risk competitors never mention

For a Caribbean project, procurement is part of resilience. Island lead times run one to two weeks minimum before customs, and a single wrong or short shipped item can add weeks to a schedule that a mainland job would absorb in a day. Order accuracy is not administrative housekeeping here. It is the difference between closing a roof in before the season and leaving a building exposed.
